The developers behind South Bank
Meet Windward

The developers behind South Bank
Meet Windward

Founded in Turks and Caicos, Windward has a creative mindset and a shared dedication to its community and island location. United by their alternative approach to residential development, Windward has enriched Providenciales with Blue Cay Estate in Leeward, The Peninsula at Emerald Point, South Bank on Long Bay with its recently launched Arc by Piero Lissoni, and the latest addition to the portfolio, Nivå on Turtle Tail, designed by Swedish architect Magnus Ström.

With a passion for people and the drive to create new ways of living, working, and being, we sat down with the team at Windward to discuss their approach, commissioning Piero Lissoni’s first resort on Providenciales, and the importance of generating happiness.

“In the end, it is just about generating happiness and making everyone’s world a little bit better.”

An idyllic
location

What inspired you to develop on Long Bay?

“We saw the opportunity to create a one-of-a-kind residential resort and marina experience for visitors.”

When we started South Bank we described Long Bay as ‘Sun warmed and Wind kissed’. The South side of Providenciales has a unique beauty and an adventurous nature. We like unique at Windward.

We recognized the high demand for beachfront properties in the region and saw the opportunity to create a one-of-a-kind residential resort and marina experience for visitors, one that focused on coastal living and a water-based lifestyle. We are excited to contribute to the growth of the area and to provide a world-class community for owners and guests to enjoy.

What was the vision for South Bank and how is it evolving?

The vision for South Bank was conceived as a groundbreaking development in Turks and Caicos with multiple distinct neighborhoods across its 31-acre site. It is home to unique architecture, a plethora of amenities and a 5-star management and service concept. We are proud to say we are on track to achieving the vision.

How is South Bank different from other developments?

South Bank celebrates a one-of-a-kind relationship with the water.”

As a low-density residential marina resort, South Bank celebrates a one-of-a-kind relationship with the water and provides a unique balance between community and privacy. Residents will have an experience as tailor-made as they desire, whether it’s sharing in the extensive amenities of the resort, having exclusive services personally arranged by Grace Bay Resorts in their own home, or a combination of both.

Can you choose a favorite moment or place at South Bank?

It’s hard to say, but our lagoon islands offer a very intimate spot to relax, enjoy a crafted cocktail and admire the sunsets. There are also three very different beach experiences within the resort to enjoy which is quite special.

Equally, the water access from every property is spectacular, with private boat docks at your fingertips and concierge boat services for your cruising excursions. Each owner has the freedom to enjoy boating as their heart desires and discover door-to-shore living at its best. And, of course, we are very excited about Arc by Piero Lissoni, our final and recently launched neighborhood. Six stepped floors, undulating gently with landscaped gardens, are home to only 17 exclusive private Sky Villas, creating an iconic, final touch to the South Bank landscape.

Iconic
architecture

“Design and innovation are at the forefront of what we do. It’s been a privilege to work with the talents of Blee Halligan and Lissoni.”

Can you tell us about the design of Arc and your experience with Piero Lissoni?

Aligning with our ‘Nothing Ordinary, Nothing Expected’ approach, for South Bank’s last neighborhood, we wanted something fresh, something iconic, and we had the good fortune to be able to work with arguably one of the best contemporary architects and product designers in the world.

We aspired to offer a simple, elegant concept embraced by nature and seamlessly yet distinctively integrated within South Bank and its landscape. The private suspended villa experience, created by Lissoni, features stunning outdoor spaces with views that only elevated homes can provide, making Arc a one-of-a-kind development, not only in the Turks and Caicos Islands, but we would dare say, in the Caribbean.

As architect of the masterplan and the initial three neighborhoods of South Bank, what inspired the designs by Blee Halligan?

We have been working with the principals of Blee Halligan Architects since 2015 and share with them a very strong ideology around architecture. We have always pushed BH to keep evolving the vernacular of the architecture on the islands, we achieved this with our Blue Cay project, and we believe we have raised the bar again with South Bank.

We like to push the boundaries in terms of design and BH are only too happy to take on the challenge. They designed South Bank based on our ideas and the nature of the landscape. Responsible for the seamless integration with the iron shore in every Ocean Estate design, a private yet community-driven Lagoon Villa concept and the elegant direction of our Boathouses, Blee Halligan was the perfect choice, once more shaping our visions as a developer into reality.

Design and innovation are at the forefront of what we do. It’s been a privilege to work with the talents of Blee Halligan and Lissoni.

Developing for a
positive impact

We are embedded in the community and as such, have a strong bond and connection with the destination that we hope shows in every detail of our development and the relationships with our stakeholders.”

How does Windward think and create differently from other luxury development companies?

Our company philosophy is ‘We are uncommon’.

This exemplifies our drive and motivation as a developer. We always like to go in directions nobody else is going, to innovate with our designs and concepts, and I think we achieve that in a way that is rare to find in this part of the world.

Whether in concept or product, we are rarely satisfied with the standard. As a team, we look for creative solutions and relish in the opportunity to take on more challenging projects with the view that they yield more exceptional experiences.

We have also collectively been working in this industry for over 25 years, delivering projects that stand the test of time in both quality and design, which is how we have built our reputation.

We only ever work with the right partners, on the right project for the right reasons, and have been successful based on this – most of our relationships are forged for the long term. We are embedded in the community and as such, have a strong bond and connection with the destination that we hope shows in every detail of our development and the relationships with our stakeholders.

What is it about building homes and resorts that appeals to you the most?

We are unbelievably fortunate to be in a business that shapes environments that influence people constantly. It’s a privilege which we relish and take very seriously.
